Had a Leak or Flood: Mold Timelines and When to Test
The 24-to-48-hour rule, and how to know whether to test before remediation, after, or both.
The 24-to-48-hour window
Mold begins to grow on wet building materials within 24 to 48 hours under typical indoor conditions. That's the rule professional water restoration crews work to, and it's why the first two days after a leak matter more than the next two weeks.
If you can dry an affected area completely within that window — and verify the moisture content of the materials, not just the surface — mold may never establish. If drying is delayed, partial, or hidden behind walls, growth is likely whether you can see it or not.
Surface sampling vs. air sampling
There's no single "mold test." There are two main sampling approaches, and they answer different questions.
Surface samples (tape lifts or swabs) tell you what species are growing on a specific spot. Use these when you can see suspected growth and want to identify it.
Air samples (spore traps) tell you what's airborne in the room — including spores from hidden growth you can't see. Use these when there's been water damage but no visible mold, or when occupants are reporting symptoms.
Best practice for a major leak: a spore trap in the affected room AND in an unaffected control room, so the lab can compare counts.
Test before or after remediation?
Test before remediation if the source of the moisture is unclear, if the affected area is large enough that you'll be hiring a professional, or if occupants are reporting health symptoms. A baseline reading tells the remediation crew what they're up against and gives you a reference for the post-remediation test.
Test after remediation (a "clearance test") to verify that the remediation actually worked — that spore counts have dropped to or below background levels. This is standard practice in commercial remediation and we recommend it for any homeowner spending more than $3,000 on remediation.
What "dried out" actually means
Surfaces that look and feel dry can still have elevated moisture content inside the material. Professional restoration uses moisture meters that read 5-15% for dry drywall; anything over 17-19% will continue to support mold growth. If you didn't measure moisture content, the area isn't verified as dry.
Common hidden mold spots: behind baseboards, inside wall cavities behind any wet drywall, under flooring on slab foundations, in the underside of subfloors above a leaked ceiling, and in HVAC ducts that drew humid air through them.
Post-leak quick checklist
Within 48 hours: dry, document, photograph. Day 3-7: spore-trap air test in the affected room plus a control room. Post-remediation: clearance air test before you put drywall back up.
